Flood-Damaged Appliances in Florida: Beyond Economical Repair
Official Conclusion on Flood-Damaged Appliances for Management Companies
Based on the assessment of appliances exposed to saltwater flooding, including dryers, refrigerators, stoves, ice machines, wine coolers, dishwashers, garbage disposals, and trash compactors, it is deemed not economically feasible to repair these units. The corrosive effects of saltwater will inevitably lead to progressive failure of electrical, mechanical, and metal components, making their long-term viability impossible. Therefore, we recommend the decommissioning and replacement of all affected appliances to avoid further operational and safety risks.
The front-loading washing machine has been flooded with saltwater, and the motor, drain pump, and other lower elements have already been damaged, additional issues that may arise, rendering the machine ready for decommissioning, could include:
  1. Corrosion of Metal Components: Saltwater is highly corrosive, and any metal parts in contact with it, including the drum bearings, suspension springs, and frame, will likely experience accelerated rust and degradation. This could lead to mechanical failures or structural instability.
  2. Damage to Electrical Components: Saltwater can cause short circuits in electrical components. The control board, wiring, sensors, and other electronic parts may have been compromised or corroded, leading to potential electrical failures.
  3. Seal and Gasket Deterioration: The rubber seals and gaskets, particularly those around the door and other internal components, may degrade more quickly when exposed to saltwater, resulting in water leaks and further machine inefficiency.
  4. Drive Belt and Pulley Corrosion: The drive belt and pulleys, which transfer power from the motor to the drum, are susceptible to saltwater damage. If they rust or weaken, it could affect the machine's ability to operate effectively.
  5. Mold and Mildew Growth: Saltwater can leave moisture trapped inside various parts of the machine. This could lead to the growth of mold and mildew, particularly in areas difficult to clean, creating a health hazard and unpleasant odors.
  6. Motor Shaft and Bearing Seizure: Saltwater may cause the motor shaft and drum bearings to seize or wear down faster, potentially locking the drum or motor in place and making the machine inoperable.
  7. Internal Plumbing Corrosion: Internal hoses and connections could corrode, become brittle, or clog due to the salt residue, causing water flow problems and leaks.
  8. Deterioration of the Suspension System: The suspension system, designed to keep the drum stable, may weaken or corrode, resulting in increased vibration, noise, and instability during operation.
Given the extent of these potential damages, particularly with saltwater exposure, it is reasonable to conclude that the washing machine is beyond economical repair and should be decommissioned.

Dryer:
  1. Corrosion of Drum and Heating Elements: Saltwater exposure will accelerate corrosion of the drum, heating elements, and the metal parts of the dryer, which may lead to electrical shorts and mechanical failure.
  2. Damage to Electrical System: Saltwater can cause significant damage to the wiring and control board, leading to short circuits, sensor malfunctions, and potential fire hazards.
  3. Failure of Motor and Belt: The motor and drive belt, which turn the drum, may seize or deteriorate due to rust or salt build-up, rendering the machine inoperable.
  4. Vent and Lint Trap Clogging: Salt deposits in the vents and lint trap could lead to blockages, reducing airflow and causing overheating, which increases fire risks.

Refrigerator:
  1. Corrosion of Compressor and Condenser: The compressor, condenser coils, and evaporator are highly vulnerable to saltwater damage, leading to a loss of cooling capacity and potential system failure.
  2. Electrical Component Damage: Saltwater can damage the refrigerator’s wiring, control board, and sensors, resulting in electrical failures or erratic operation.
  3. Rusting of Internal Metal Parts: Internal components like shelving, hinges, and seals can rust due to salt exposure, leading to reduced functionality and eventual breakdown.
  4. Water Seepage into Insulation: Saltwater can seep into the refrigerator’s insulation, reducing its effectiveness and making it difficult to maintain the required cooling temperatures.

Stove:
  1. Corrosion of Heating Elements: Saltwater exposure can corrode heating elements (both electric and gas), causing uneven or ineffective heating, and ultimately rendering them non-functional.
  2. Damage to Gas Burners and Ignition Systems: For gas stoves, saltwater can corrode the burners and clog ignition systems, leading to malfunctioning or dangerous gas leaks.
  3. Electrical Failure in Controls and Timer: If the stove has digital controls or a timer, these electronic components are highly vulnerable to saltwater damage, leading to erratic or non-functional performance.
  4. Rusted Oven Cavity and Racks: The oven cavity and racks are prone to rust if exposed to saltwater, weakening their structure and causing potential food contamination.

Ice Machine:
  1. Corrosion of Metal Parts: Saltwater will corrode the internal metal components such as the evaporator and compressor, leading to inefficiency and eventual failure in ice production.
  2. Contamination of Water Supply Lines: Saltwater can contaminate and clog the internal water supply lines, leading to non-functional or unsafe ice production.
  3. Electrical Shortage in Control Systems: Saltwater exposure can damage the control boards and sensors, causing malfunctioning or complete failure of the ice machine.
  4. Growth of Mold or Bacteria: Saltwater may leave residues that promote mold or bacteria growth inside the machine, leading to health hazards.

Wine Cooler:
  1. Compressor and Cooling System Failure: The compressor and cooling coils can be severely corroded by saltwater, causing a complete breakdown of the wine cooler's ability to regulate temperature.
  2. Damage to Shelving and Racks: The metal shelves and racks inside the wine cooler may corrode, compromising the structural integrity and aesthetics of the cooler.
  3. Control Panel Malfunction: Saltwater can damage the digital temperature controls and sensors, leading to inaccurate readings or total failure of the cooler’s functionality.
  4. Seepage into Insulation: Water can penetrate the insulation, making it difficult to maintain a stable and cool environment for the wine.

Dishwasher:
  1. Corrosion of Pumps and Motors: The dishwasher's internal pumps, motors, and heating elements may suffer from severe corrosion, leading to non-functional washing cycles.
  2. Electrical Short Circuits: Saltwater can cause short circuits in the control panel and sensors, leading to erratic behavior or total machine failure.
  3. Damage to Seals and Hoses: The rubber seals and hoses that control water flow may degrade or become brittle, causing leaks or blockages.
  4. Clogging of Spray Arms and Filters: Salt residue may clog the spray arms and filters, leading to poor washing performance and potential flooding inside the machine.

  1. Garbage Disposal:
  2. Corrosion of Metal Blades and Grinding Components: Saltwater will rapidly corrode the grinding chamber, blades, and other metal components, reducing the effectiveness of the grinding mechanism and eventually causing failure.
  3. Motor Damage: Saltwater can penetrate the motor, causing corrosion and potential short circuits, leading to motor failure or fire hazards.
  4. Seal and Gasket Deterioration: The rubber seals and gaskets, essential for preventing leaks, will degrade more quickly under saltwater exposure, resulting in leaks and potential water damage to surrounding areas.
  5. Electrical System Short Circuit: Saltwater exposure can damage the electrical connections, leading to short circuits or complete failure of the garbage disposal unit.

Trash Compactor:
  1. Corrosion of Metal Components: The internal metal components, such as the ram and tracks, will rust and degrade when exposed to saltwater, leading to mechanical failures and a compromised compaction process.
  2. Motor and Drive System Damage: Saltwater exposure can cause the motor and drive gears to rust or seize, making the trash compactor inoperable.
  3. Electrical Failure: The electrical controls, wiring, and sensors may short-circuit or fail due to saltwater exposure, leading to erratic operation or total failure.
  4. Corrosion of Compactor Drawer: The compactor drawer, if made of metal, can suffer from rust and structural weakening, leading to a shorter lifespan and reduced functionality.

All household appliances that were flooded with saltwater, including the dryer, refrigerator, stove, ice machine, wine cooler, dishwasher, garbage disposal, and trash compactor, are beyond economical repair due to the corrosive nature of saltwater, which will inevitably lead to severe damage to their electrical, mechanical, and metal components, causing failure over time.

Appt. Scheduled in a timely manner also arrived on time. Had some difficulty figuring out the problem but continued to problem solve until the appliance was working. Also suggested an appliance cleaner and using liquid soap instead of powder. Emailed link regarding the cleaner. Very thorough.

We had a leak coming from our refrigerator and when we called Lowes, they sent us West Bay Appliance Repair and their great technician Andrew. Andrew called ahead and showed up on time and diagnosed the problem. He then got the part within 24 hours and came back at 5 o’clock on a Friday to finish installing the part. Andrew was courteous, on time, efficient, clean and knew exactly what to do to fix the problem. We highly recommend Andrew and West Bay Appliance Repair.
